Earlier this year, Renewal by Andersen sales associate Logan Hindsley spoke to Sacramento realtors Ellen and Ron Herrle, hosts of the weekday radio call-in show, “The Real Estate Insider,” on KSAC-FM 105.5.
The trio agreed that replacement windows make a huge difference when it comes to reselling, especially if you’re looking to get higher offers on your home.
“If a window doesn’t look like it belongs in a home,” says Hindsley, it will detract from its value. And according to the Cost vs. Value report put out by Realtor Magazine, he says, “windows, doors and garage doors are the highest return on investment that you can do for a home improvement.”
So when homeowners overlook replacing windows prior to selling, they’re also looking at receiving lower offers on their home. Consider how often real estate agents highlight the latest upgrades throughout the house when showing prospective buyers.
“Forty year-old windows look out of place!” says Ellen. That’s hard to hide when showing a home, especially when you consider that windows are the eyes of the home you’re trying to sell.
And when buyers think they’re going to need to put in money to upgrade the home’s windows, offers typically come in less than the home’s worth, explains Ellen.
